A leaning trunk that has shifted recently, especially with cracked soil around the base, often signals failing roots. Once a tree starts to tilt under its own weight, the safest path is almost always removal.
Large dead limbs in the upper canopy, hollow sections in the main trunk, mushroom growth at the base, and bark that is sloughing off in sheets are all signs of internal decay.
Trees growing into power lines, structures, or directly over a roofline can also become liabilities even when they look healthy. A certified estimate will tell you whether trimming is enough or full removal is the smarter long-term choice.
